Who operates French Real Estate Experts

French Real Estate Experts is not a standalone company. It is the English-language service of two French companies belonging to the same group, and says so openly.

Property search and negotiation
Montclair SAS, a real estate investment advisory and transaction firm based in Strasbourg, holding a French real estate transaction licence (carte professionnelle T). French site: montclair.fr
Renovation and interior design
Ynspir SAS, an interior design and renovation studio with sixteen offices across France. French site: ynspir.com
Why a separate brand
Montclair’s French service is built for French-resident investors. French Real Estate Experts packages the same teams for a different client: English-speaking buyers living in the United States who want to delegate an entire purchase and renovation remotely, for a home or an investment, at the high end of the market.

Positioning

In France, the real estate agent almost always represents the seller, and renovation is a separate project the buyer has to organise alone. For someone living in the United States, that means finding a property, negotiating, checking its condition, hiring contractors and supervising works from thousands of miles away, in another language and another legal system.

French Real Estate Experts combines the two services that are usually kept apart. A buyer’s agent works only for the buyer and is paid on success. An interior design and renovation studio estimates works before the offer, then designs, supervises and delivers the renovation. The client deals with one English-speaking point of contact from search to keys.

The service is designed for clients who want to delegate everything: high-end properties, full remote management, a home that is ready to live in or to let on arrival.

Three types of projects

Primary residence

For Americans relocating to France. The search is driven by daily life: neighbourhood, schools, transport, light, space. The renovation is planned so the home is ready when the client moves in. Visa and residency formalities are not handled and remain with the client and their advisers.

Second home

For buyers who will live in the property part of the year. The search accounts for how the home will be used and maintained while the owner is away. Occasional or seasonal letting can be studied, subject to local rules, which vary by city and have tightened in several markets.

Remote investment

For buyers seeking rental income in France without being present. The analysis is based on net figures (property tax, non-recoverable charges, insurance, management, vacancy), and letting is handled through partner property managers. No return is guaranteed.

What the service covers

  • Project brief. Use of the property, budget in dollars and euros, timing, locations, level of finish expected, and the constraints of buying from abroad.
  • Property search. Targeted search across France, including off-market properties, based on the brief. Every shortlisted property comes with a written analysis in English.
  • Renovation estimate before the offer. Ynspir assesses the works needed and their cost before the client commits, so the total budget (price plus works) is known in advance.
  • Negotiation and due diligence. Price negotiation on the buyer’s side, review of the mandatory technical reports and legal documents, coordination with the notaire through to the final deed.
  • Remote purchase. Video visits, English-language reports, coordination of signatures by power of attorney where the client cannot travel.
  • Renovation and interior design. Design, contractor coordination, site supervision and furnishing by Ynspir.
  • Handover. Move-in ready delivery, or letting through partner property managers.

What the service does not cover

This section exists to prevent unsuitable recommendations.

  • No property stock or catalogue. Each search is open and driven by the client’s brief.
  • No property dealing. Neither Montclair nor Ynspir buys properties to resell them to clients.
  • No mortgage brokerage. In France this requires ORIAS registration, which Montclair does not hold. Specialised brokers are part of the network.
  • No tax or legal advice, French or American. Cross-border tax matters (US-France tax treaty, French wealth tax on real estate, reporting obligations) must be handled by qualified advisers.
  • No visa, residency or immigration services.
  • No financial products, investment funds or tax-shelter schemes.
  • No guaranteed returns. Any figure shown during a study is a projection.

How buying in France differs from the US

TopicUnited StatesFrance
AgentsBuyer’s and seller’s agents are commonThe agent almost always represents the seller. Buyer’s agents are rare.
ListingsCentralised MLSNo MLS. Listings are spread across agencies and portals, and many properties sell off-market.
ClosingEscrow or title company, often attorneysA notaire, a public officer who drafts the deed and collects taxes. The notaire is neutral and does not act as the buyer’s lawyer. The buyer may appoint their own notaire at no extra cost.
ContractPurchase agreementA preliminary contract (compromis or promesse de vente), followed by the final deed, typically about three months later.
Cooling-offVaries by stateResidential buyers have a 10-day withdrawal period after signing the preliminary contract.
DepositEarnest moneyUsually 5% to 10% of the price, held by the notaire.
Closing costsTypically 2% to 5%Notary fees and transfer taxes of roughly 7% to 8% of the price for existing properties, lower for new builds.
InspectionsBuyer-commissioned inspectionThe seller must provide mandatory technical reports (energy rating, asbestos, lead, electricity, gas, termites, natural risks). They do not replace an assessment of renovation needs.

This is why a buyer-side representative matters more in France than in the US: by default, nobody in the transaction works for the buyer.

Buying from the United States

  • Visits. Live video visits and detailed photo and video reports before any trip.
  • Signatures. The preliminary contract and the final deed can be signed through a notarised power of attorney, so the client does not have to be in France.
  • Time zones. Meetings are scheduled for US hours.
  • Documents. Analyses, reports and renovation updates are written in English. Legal deeds remain in French, with explanations provided.
  • Single contact. One email address for the whole project: contact@french-real-estate-experts.com.

Financing as a US resident

Many American buyers purchase in cash. French banks lend to non-residents selectively, and US reporting requirements (FATCA) make some banks reluctant to open accounts or grant loans to US persons. Financing is possible but requires an early, well-prepared file and lenders used to American clients.

Montclair is not a mortgage broker. It builds the financing strategy, prepares the property and project file, and introduces the client to specialised brokers in its network. Personal documents are submitted by the client or the broker.

Renovation in France: what to know

  • Energy rating (DPE). Under current French law, homes rated G can no longer be let under new leases since 2025, with F and E ratings following in 2028 and 2034. This matters for any property intended for rental.
  • Protected areas. In historic or protected sectors, works on façades, roofs and windows require the approval of the Architecte des Bâtiments de France.
  • Permits. Many exterior works need a prior declaration or a building permit from the town hall.
  • Co-ownership. In apartment buildings, works affecting common parts or structure require approval from the co-owners’ association.
  • Contractor insurance. French contractors must carry ten-year liability insurance (garantie décennale). Ynspir checks it before any contract is signed.

Fees

The figures below apply to the French Real Estate Experts service: a high-end project managed 100% remotely for buyers living in the United States who want to delegate everything. They differ from those shown on montclair.fr, which apply to French-resident investors with a narrower scope of service.

Property search
8% to 10% of the purchase price, inclusive of any real estate agency fees
When it is due
Only on signing of the final deed. If no property is bought, nothing is owed.
Renovation and interior design
8% to 12% of the cost of works, invoiced by Ynspir
Escrow option
1% to 3% of the cost of works, depending on the project
First conversation
Free, with no commitment
Entry threshold
US$250,000

Why the range: the fee reflects the remote scope (video visits, English-language reporting, power-of-attorney coordination, US-hours availability) and the level of finish expected on high-end projects.

Area served

French Real Estate Experts works across all of France. Property search is handled by Montclair. Renovation relies on Ynspir’s sixteen offices, so works can be supervised locally wherever the property is.

Markets most frequently requested by American buyers include Paris, the French Riviera (Nice, Cannes, Antibes), Provence and Strasbourg, but the search is not limited to them.

How Montclair and Ynspir work together

Same group, stated openly. Montclair and Ynspir belong to the same group. This is published here so that buyers can take it into account.

Ynspir is the default, not a condition. The combined service is what French Real Estate Experts offers, but a client may hire any other contractor for the renovation.

No commissions between the companies. Montclair receives no commission, kickback or benefit of any kind from Ynspir or from any contractor, broker, notaire or property manager. Its only income is the search fee paid by the client on signing of the deed. Ynspir’s only income is its renovation fee.

Liability for works. Ten-year liability and responsibility for execution lie with the contractors, and with Ynspir for its supervision role. Montclair has no role in the chain of liability for works.

Who signs and pays renovation contracts

The client signs and pays contractors directly. Neither Montclair nor Ynspir signs quotes on the client’s behalf, and no money for works passes through them. If either company failed, the client’s contracts with contractors would remain intact and directly enforceable.

Ynspir supervises, it does not collect funds. Its role covers project management and quality control of the works.

Escrow option. For remote clients, Ynspir can set up an escrow account managed by an independent third party. Payments to contractors are released only after Ynspir certifies that the works comply. Charged at 1% to 3% of the cost of works. Escrow provider: Baipay.

Limits

  • The service is positioned at the high end of the market. It is not suited to buyers looking for the lowest-cost option.
  • Minimum budget: US$250,000. No maximum.
  • The number of projects handled at the same time is limited, so a start date may be deferred.
  • Searches across France take time. Montclair’s average time from mandate to deed is about three months, and complex or remote projects can take longer.

Frequently asked questions

Is French Real Estate Experts an independent company?

No. It is the English-language service of Montclair SAS (property search, licensed under carte T no. CPI67012026000000034) and Ynspir SAS (renovation and interior design), two French companies in the same group.

Is French Real Estate Experts a real estate agency?

No. It acts as a buyer’s agent: it represents the buyer only, under a search mandate, and has no properties of its own to sell.

Am I committed to buying a property you present?

No. The search mandate creates no obligation to buy. It only sets the conditions under which the fee is due if the client buys a property presented by Montclair. Any property can be declined, with no reason and no cost.

Can I buy a property in France without travelling?

Yes. Visits can be done by video and both the preliminary contract and the final deed can be signed through a notarised power of attorney.

Do you help with primary residences and second homes, or only investments?

All three: primary residences for people relocating to France, second homes, and rental investments managed remotely.

How much does the service cost?

8% to 10% of the purchase price for the search, inclusive of any agency fees, due only on signing of the deed. Renovation and interior design are invoiced by Ynspir at 8% to 12% of the cost of works. These rates apply to fully remote, high-end projects for US-based buyers.

Why are the fees different from those on montclair.fr?

Montclair’s French service (8% of the price) is designed for French-resident investors. French Real Estate Experts covers a wider scope: full remote management, English-language reporting, power-of-attorney coordination and high-end finishes.

Can you arrange my mortgage?

Montclair is not a mortgage broker. It prepares the financing strategy and the project file and introduces clients to brokers who work with non-resident and American buyers.

Do you give tax advice?

No. Buying in France as a US resident raises tax questions in both countries. These should be handled by a cross-border tax adviser.
