Video call with the associé who will own your search. We map your timeline, budget, region preferences, lifestyle constraints, and whether the file is investment, residence, or both.

Network activation

Brief distributed across our agent, notaire, and private seller network. We pre-screen against your criteria before any property reaches your inbox.

Weeks 2 to 10

Weekly shortlists

You regularly receive a curated email: a short selection of properties with floor plans, video walk-throughs, neighborhood reports, and our written take on each.

On signal

Visits and valuations

When you flag a candidate, we arrange a visit on your behalf as quickly as possible, or we schedule your trip. Independent third-party valuation cross-check before any offer goes out.

Offer strategy

Bilingual negotiation. Compromis de vente review. Suspensive conditions translated and explained. Hand-off to the Buying Assistance team.

Montclair’s sourcing and advisory fee, agreed in writing before any sourcing begins. It depends on region, brief complexity, and target price range, and covers the full sourcing cycle until you find your property. No kickbacks from sellers or agents.

How quickly can I expect a shortlist?+
A first curated shortlist usually arrives within the first two weeks after the signed brief. For very tight or unusual criteria (specific arrondissement plus budget cap plus character constraints), it can take longer.
Do I have to be in France for visits?+
No. We visit on your behalf with video walk-throughs and detailed reports. Most clients only visit France for the final one or two properties on the shortlist.
What if I don’t find a property in 6 months?+
We continue sourcing until you do. The fee covers the full search cycle, not a time window.
Can I cancel mid-search?+
Yes, no questions asked. The sourcing fee is non-refundable after activation (we have already worked the network), but no further charges. We hand over everything we have collected.
